At HLM, we are committed to helping lodge owners manage the maintenance and essential services of their sites, as stipulated by their Title Deeds.
Upon purchasing a property with common land owned by the developer, homeowners are informed of their responsibilities during the purchasing process. Although the share of costs for each homeowner is typically equal, some may pay a different percentage than their neighbors. This share is clearly indicated on the common charges invoices we provide.
To ensure the continuous maintenance of each site, homeowners typically provide funds to the factor in the form of a property float, as supported by the Tenements (Scotland) Act 2004. We believe this float fund is crucial for the ongoing maintenance of each site, and payment is usually made during the purchase process or via our first factoring invoice.
Homeowners can report common repairs needed in various ways. Once we receive repair notifications, our team will instruct a suitable contractor to perform the necessary work or assess the extent of the repairs needed to address any defects.
All work commissioned by us is carried out on behalf of all homeowners, with charges for services rendered shared by all homeowners who share ownership of the common site repairs.
Occasionally, larger-scale maintenance or repair work may be necessary. In such cases, we may need to obtain advance funding from our customers, especially if the cost of the work exceeds the property float available. However, the collected funds are not paid to the contractor in advance but are held by us until the work is satisfactorily completed.
